House prices down 5% on spring 2025

House prices in Jersey fell by 5% in the year to end of March.

One bedroom flats sold for an average £310,000, and two bedroom flats for an averaged £506,000 in the first quarter of this year

In contrast, mean values of four and two bedroom homes were down 15%. There was little change for three bedroom houses.

Statistics Jersey, which compiles the House Price Index every three months, says the turnover of 2-bed houses was lower in Q1 2026, so the average is 'more sensitive to values at either end of the distribution'.

It also explains that there was a change in the composition of the 4 bed houses that changed hands at the beginning of this year, with a higher proportion sold for less than £750,000 which has pushed down the average price.

The House Price Index is 18% below its 2022 peak

The number of properties changing hands so far this year is down 10% on the last three months of 2025.

  • 1 bedroom flat  - £310,000, up £11,000
  • 2 bedroom flat  - £506,000, up £10,000
  • 2 bedroom house - £471,000, down £81,000
  • 3 bedroom house  - £736,000, up £4,000
  • 4 bedroom house  - £1,010,000, down £176,000
